TERMS AND CONDITIONS

1. About Us
Aleia Home Ltd is a premium home concierge and trades coordination service registered in England and Wales (Company No. 17095705). These terms govern the relationship between Aleia Home Ltd ("we", "us") and any client ("you") engaging our services.
2. Our Role
We act as a coordination and project management service. We source, vet, and manage third-party tradespeople on your behalf. We are not ourselves a building or trades contractor. Individual tradespeople remain responsible for the quality and compliance of their own work, including any required certifications or self-certification schemes.
3. Scope of Work
All work is agreed in writing before commencement, including a description of works, estimated cost, and indicative timeline. Any changes to the agreed scope must be requested in writing and will be subject to a formal variation. We reserve the right to adjust costs and timelines accordingly.
4. Payment Terms
Fees are structured in three equal instalments:
- 33% deposit — due on instruction, before any work is procured or scheduled
- 33% on commencement — due when works begin on site
- 33% on completion — due on practical completion of the agreed scope
Payment is due within 7 days of each invoice. We reserve the right to pause or suspend works where payment is not received on time. A minimum project value of £10,000 applies.
5. Variations
Any request to change the scope, specification, or timeline of agreed works constitutes a variation. Variations will be confirmed in writing with a revised cost and timeline before proceeding. Verbal instructions to proceed with variations will not be binding on us.
6. Cancellation
If you wish to cancel after instruction:
- Before commencement: the deposit is non-refundable. Any costs already committed to third parties (materials, booked trades) will be charged in addition.
- After commencement: you remain liable for all work completed to date, materials procured, and any reasonable cancellation costs incurred with third-party trades.
We reserve the right to withdraw from a project with reasonable written notice if site conditions, scope, or client conduct make continuation impractical.
7. Liability
Our liability is limited to the coordination and management services we provide. We do not accept liability for:
- Defects in workmanship by third-party trades
- Delays caused by third parties, material suppliers, or factors outside our control
- Pre-existing structural or building defects
- Any consequential or indirect losses
Our total liability to you shall not exceed the total fees paid to us for the relevant project.
We hold Public Liability and Professional Indemnity insurance. Details available on request.
8. Building Control & Certificates
Where works require building control approval or trade certification (including but not limited to Electrical Installation Certificates, Gas Safe certificates, FENSA certificates, and HETAS certificates), it is the responsibility of the relevant tradesperson to submit and obtain these under their own scheme. We will coordinate and track receipt of all certificates on your behalf. Final payment will not be released to trades until all required certificates have been received. Copies will be provided to you as part of your project handover pack.
9. Your Responsibilities
You agree to:
- Provide accurate information about your property and the works required
- Ensure reasonable access to the property at agreed times
- Make payments in accordance with the schedule above
- Notify us promptly of any concerns during the works
10. Disputes
We aim to resolve any concerns quickly and informally. If a dispute cannot be resolved, it shall be subject to the laws of England and Wales and the exclusive jurisdiction of the English courts.
11. Changes to These Terms
We may update these terms from time to time. The version in force at the time of your instruction will apply to your project.
